New Construction Phase Inspections This service is a phased inspection process geared towards ensuring the adherence to local building codes, acceptable building practices and quality control. This process is typically completed in three phases, a pre-pour slab inspection, a rough framing inspection (which includes the mechanical, electric and plumbing systems) and the final inspection. Our findings and reports are issued in a timely manner to the general contractor to help ensure that delays do not occur. Documentation is provided at each phase and as a package at the end of the project. |
| FHA/HUD Compliance Inspections This service is performed at the request of lenders and financial institutions to verify compliance with the minimum requirements for various FHA/HUD financing programs. |
Renovation Consultations & Inspections This type of service is tailored to the buyer who is interested in remodeling a "fixer-upper" or revitalizing the southern home of their dreams. This inspection process begins with a fully detailed home inspection of the concerning property. It includes a verbal consultation as the inspection progresses and will follow with a written report that will include recommendations on upgrading, repair, remodeling, materials to use and potential resources for the renovation and revitalization of the property. As with all inspections, the potential buyer is strongly encouraged to attend and participate in the inspection process. |
| Municipal Contract Services This contract service is provided to small municipalities that cannot fiscally accommodate a full time building inspection, plan review department. This is a scalable service that can be tailored to the needs of the specific municipality. |
Lease Inspection Services This service is intended to aid property owners in evaluating the property prior to tenant occupancy and after occupancy to determine the condition of the property and evaluate any alterations that may have been done to the property or systems of the building. Scheduled maintenance and condition evaluations are also available and scalable to the clients needs. |
| Residential to Commercial Conversion Consultations This process has become popular with the re-zoning and revitalization of older residential areas in some Central Texas communities. With these re-zoning and revitalizations comes the opportunities to re-develop existing older residential structures into updated office and retail spaces. This service includes a full inspection of the property prior to redevelopment and all accessible systems, consultations and recommendations for upgrading the existing structure, electrical, mechanical and plumbing systems to accommodate the intended redevelopment and adherence to applicable local, fire, safety and building codes. |
| ADA Compliance Inspections This service is performed to advise the commercial owner or property manager on updating, renovating, an existing commercial, office, retail, industrial and lodging facilities to current ADA Standards. This is done to help ensure ease of access and the ability for their facilities to adequately service their disabled patrons and provide a compliant work place for disabled employees. |
| Finance Draw Inspections During the construction process lenders will on most occasions require an independent third party inspector to verify and document the progression of a building project for continued funding draws. This service is performed on a timely basis to help ensure prompt processing and photo documentation is provided integrated into the reporting. |
| Major Project Oversight This type of service is typically for retail, office, commercial or lodging renovations and revitalizations of capital properties. During Major Project Over Sight we work with the owner, general contractor, sub-contractors, and local fire marshals, as needed to help insure the completion of the project and adherence to applicable local fire, safety, ADA and building codes. These services are fully scalable and can be tailored to suit our clients needs. Documentation is provided as the project progresses and as a package upon project completion. |
