Part-Time Professional Inspector - Residential
Contract Position
20 - 30 hours per week (including report writing & commuting)

Arnold Property Inspections is a commercial and residential inspection company serving Bell, Coryell, Falls, Hamilton, McLennan, and Milam Counties for over 20 years. We are seeking a TREC Licensed Professional Inspector to join our Inspection Team.

Our Team Members have:
-
Active Texas Real Estate Professional License with no enforcement actions
-
FAA Unmanned Aircraft License
-
State of Texas Drivers' License
-
Certified Master Inspector or Certified Professional Inspector designation
-
A minimum of 500 paid Residential Inspections
-
Thermography experience
-
Inspection Equipment (e.g., drone, gas leak detector, thermography camera, electrical testers, etc)
-
Reliable, insured & appropriate vehicle
-
A friendly personality that enjoys working with people
-
An investigative personality
-
Above-average morals and ethics
-
No physical limitations (able to lift 50 lbs to shoulder height, 20/20 or correctable to 20/20 vision, able to crawl & climb, no hearing deficiencies or correctable to 90%)
-
Should be able to work in confined spaces or on rooftops
-
Should be able to work in hot, cold, wet, and humid conditions

Not required (but would be great):

ICC Certification
-
Bilingual in Spanish

Responsibilities:
-
Document the condition of the property accurately, every time in accordance with TREC Standards of Practice
-
Inspect every accessible system of the structure (foundation, plumbing, HVAC, electrical systems, etc.)
-
Inspect every accessible exterior system present (sewer line, irrigation, grading/drainage, etc.)
-
Document the roof's condition in person or with a drone when needed
-
Be comfortable with clients at the inspection appointments (we encourage clients to attend their inspections)
-
Be comfortable with narrative reporting so the clients can understand the conditions we are documenting (we don't do checklists on our phones here)
-
Explain findings to clients and provide advice on repair options
-
Respond to client inquiries and provide excellent customer service
-
Work without direct supervision
-
Manage time effectively
